Kathy Campbell

Kathy Campbell’s journey has always been defined by determination, hard work, and a willingness to take the road less traveled.

Born and raised in Illinois, Kathy grew up with strong Midwestern values and a deep respect for service. Her father served in the United States Navy during the Korean War, and his dedication and discipline helped shape the foundation for how she approaches life and business today.

Before entering the world of real estate, Kathy spent 17 years working for Morton Buildings, Inc., one of the nation’s leading construction companies. During those years she developed a strong understanding of structures, land, and the value of quality craftsmanship—knowledge that continues to benefit her clients today when evaluating homes, land, and investment opportunities.

In 2014, Kathy transitioned into real estate and quickly discovered her passion for helping people navigate one of the most important decisions of their lives. Through years of experience and dedication to her clients, she built a reputation for honesty, persistence, and creative problem solving. Today, Kathy is the Broker and founder of Settle Down Realty, where she continues to serve buyers and sellers across Virginia.

In addition to real estate, Kathy is also a Virginia Notary, providing mobile signing services and assisting with real estate closings and other important documents throughout the region.

Outside of her professional life, Kathy is a proud mother to her son, who will be attending Virginia Military Institute (VMI) in the fall of 2026. Watching him pursue his goals has been one of her greatest joys and inspirations.

Kathy also has a passion for travel and adventure. She has visited 49 states, with Alaska next on her list to complete all 50. She believes life should be lived fully—exploring new places, meeting new people, and continually adding to her bucket list.

At home, she enjoys spending time with her Shiba Inu, who keeps her life lively between work, travel, and new ventures.

Whether she is helping someone buy their first home, sell a property, or navigate a complex transaction, Kathy’s approach remains the same: build relationships, work hard, and help people find the place where they can truly settle down.
